Buildings Managed By USC

Under an agreement with R.W. Selby, a private landlord, USC Housing manages seven apartment buildings in the University Park area. While these facilities are not owned by the University, and in some cases different procedures and policies apply, residents enjoy many of the advantages of living in University-owned housing.

Amenities and Furnishings

These apartments feature: 
  • 120 channel Dish Network including HBO and Showtime
  • High-speed Ethernet internet connections (one per bedroom or one in the living room)
  • Laundry rooms using coin-free smart card technology
  • Fully equipped kitchens with refrigerators, stoves and microwaves; some units have dishwashers

Please note that apartments in these buildings are rented unfurnished; residents will need to provide their own furniture and small appliances.  Furnished rentals are available.  Please call (213) 743-5000 for more information.

Utilities

The following utilities: electricity, water/sewer, gas and telephone service, are not included in rent charges and are the responsibility of the residents.

Customer Service Centers

The CSC for Tuscany is located on the building’s first floor at 3770 S. Figueroa Street. The office phone is (213) 743-5000; fax is (213) 743-9738. The CSC is open Monday through Friday 9:00 AM to 6:00 PM, Saturday 9:00 AM to 5:00 PM and Sunday  9:00 AM to 6:00 PM.

The buildings of the Shrine Collection (Roma, Pisa, Chez Ronnee, Habitat Soozee, Corsica and The Bungalows) are serviced out of the Troy Customer Service Center located at 3025 Royal Street. The phone number is (213) 743-5288 and the e-mail address is MailTRH@usc.edu. The CSC hours are Monday-Friday, 8:30 AM – 7:00 PM, Saturday 10:00 AM - 2:00 PM, Sunday Closed.

Parking

For the Shrine Collection buildings, one parking space per bedroom is included in the apartment rent with unit leases. Parking is available at Tuscany as well, on a space available basis, at an additional cost. The parking areas in these buildings are not managed by USC Transportation.

Additional parking may also be arranged at the nearby Shrine Auditorium or USC parking structures on a space available basis. This parking is available at additional cost to the residents.

Security

These buildings are patrolled by both a private courtesy patrol and USC’s Department of Public Safety. They are not on the USC Access system. All parking garages are gated. Tuscany features 24-hour, on-site courtesy patrol.

Mail and Packages

Mail is delivered by the US Postal Service directly to mailboxes for each apartment. Packages deliveries are accepted at the CSCs for each building; Housing staff will notify by the resident by e-mail that a parcel has arrived for them.

Programs and Activities

Since these buildings are not owned by USC, they do not have live-in Residential Life staff, special interest programs or the organized activities than can be found in university housing.

Lease Period

Leasing arrangements are made for the entire apartment, rather than for an individual space, as is the case with university- owned apartments. The student making the leasing arrangement may bring in roommates up to the listed capacity of the building. (Please note that the monthly rents provided in the building descriptions are for the full apartments, not a space in the apartments.)

Lease length in these properties is 12 months, from approximately the beginning of August through the end of July.

Applying for USC-Managed Housing

All application and leasing will be handled by R.W. Selby, with leases granted on a first-come, first-served basis. Interested USC students are welcome to apply.  However, by-the-bed single space rentals are available at certain properties.

Applicants must submit both an application and a continuing guarantee, both of which are available to print out in the Housing Forms section of this website. There is a $39 non-refundable application fee. The continuing guarantee must be filled out by a guarantor (usually a parent) and notarized before it can be accepted. Applications can be completed online at www.tuscanyonfig.com or www.shrinecollection.com.

Once applications and continuing guarantees have been reviewed and accepted, students can select and lease an apartment. All roommates who will live in an apartment must complete an application fee and continuing guarantee and sign the lease. A security deposit is due at lease signing. This is not the first month’s rent; rather the deposit may be used for damages and cleaning, and may be refunded at move-out, subject to any expenses incurred by the landlord.

Rent Payments

Rent is payable to R.W. Selby Rent on the 1st of the month. Students may choose to pay manually every month or sign up for automatics debit. Payments received later than the 4th of each month will result in a late charge per the terms of the lease agreement.
